Buyer's Guide

Buy with clarity

Buying a home in Central Florida should feel exciting, not overwhelming. Here is how I guide you from the first conversation to the keys in your hand.

The process

Six steps from "maybe" to "home"

Every buyer's path is a little different, but the roadmap is the same. You always know where you are and what happens next.

Start with a conversation

We talk through your goals, timeline, budget and must-haves, so every search begins with what matters to you.

Get financially ready

Meet with a lender to understand what you can comfortably afford and get pre-approved. A clear number makes every decision faster and every offer stronger.

Choose your neighborhoods

We compare communities like Lake Nona, Winter Park and Dr. Phillips on commute, lifestyle, schools and total monthly cost.

Tour and compare

We tour homes in person or by video, and I help you look past the staging to condition, layout and long-term value.

Offer, negotiate and inspect

We build an offer strategy, negotiate the terms, and use inspections to understand exactly what you are buying.

Close and settle in

I coordinate with the lender, title company and other parties through closing, then point you to what comes next, like filing for homestead.

Working together

What you can expect from me

Real estate should feel personal, intentional and elevated. For buyers, that means honest answers, a clear plan and someone who stays in your corner from first tour to closing day.

  • Straight answers. If a home is a stretch, a risk or a great fit, you will hear it plainly.
  • A plan, not a pitch. We define the goal and the numbers first, then search.
  • Local perspective. Neighborhood-level context for Lake Nona, Winter Park, Dr. Phillips and beyond.
  • Discipline in negotiation. Strategy, preparation and follow-through on every offer.

Common questions

Buyer FAQ

How much do I need for a down payment?

It depends on the loan program and the property. Some programs allow low down payments while others require more. A lender can walk you through the options for your situation.

How long does buying take?

The search itself varies widely. Once an offer is accepted, closings commonly take about 30 to 45 days, depending on financing and the property.

Should I get an inspection?

Almost always. An inspection helps you understand condition and negotiate. In Florida, ask specifically about the roof, HVAC, plumbing and wind-mitigation features.

What are closing costs?

Closing costs are the fees and prepaid items due at closing, such as lender fees, title charges, taxes and insurance. Your lender provides an itemized estimate early in the process.

Can I buy from out of state?

Yes. Many buyers start remotely with video tours and a clear plan, then visit for a short trip to see the finalists in person.

Do you work with first-time buyers and investors?

Yes. Whether it is your first home, a move-up or an investment property, we start by defining the goal and the numbers.

General information, not legal, tax or financial advice. Talk with a licensed lender, attorney or tax professional about your specific situation.
