Seller's Guide

Sell with strategy

A great sale comes from pricing, preparation and presentation working together. Here is how I help you go from "maybe" to "sold" with clarity at every step.

The process

Six steps to a confident sale

You will always know what is happening, why it matters and what comes next.

Strategy session

We start with your goals, timeline and what you need from the sale, then walk the home together to see what it needs.

Price with data

We review comparable sales, current competition and condition to set a price that attracts the right buyers from day one.

Prepare and present

Repairs, cleaning, staging and professional photography, prioritized so your effort goes where it pays off most.

Launch and market

Your home goes live on the MLS and across online channels, with a story built around what makes it special. Walkthrough videos and short-form content help it stand out.

Offers and negotiation

We compare offers on price, terms, timing and risk, not just the headline number, and negotiate with a clear plan.

Inspections, appraisal and closing

I keep every detail moving and you informed until the keys change hands.

Before you list

Seller checklist

  • Declutter and deep clean every room
  • Handle visible repairs and small fixes
  • Boost curb appeal: lawn, entry, paint, lighting
  • Gather HOA documents, warranties and permits
  • Note the age of the roof, AC and water heater, and recent upgrades

Florida considerations

Worth planning for

  • Disclosure. Florida law generally requires sellers to disclose known issues that materially affect value and are not readily observable.
  • Moving within Florida? Your Save Our Homes benefit may be portable to your next homestead. Learn more.
  • Hurricane season. Insurance, inspections and timing can shift between June and November. Plan ahead.

My approach

Personal. Intentional. Elevated.

Selling is a business decision and a personal one. I bring discipline, strategy and a client-first mindset to pricing, presentation and negotiation, and I keep the experience calm and communicative.

Common questions

Seller FAQ

How do you set the price?

By combining recent comparable sales, current competing listings and the condition and features of your home. The goal is a price that attracts strong, qualified buyers quickly.

Do I need to make repairs before listing?

Not always. We prioritize items that affect safety, inspection outcomes and first impressions, and skip projects that will not pay off.

How long will it take to sell?

It depends on price, condition, location and market conditions. After reviewing your home, I will give you a realistic range rather than a promise.

What does it cost to sell?

Costs commonly include agent compensation, title and closing costs, and prorated taxes and HOA dues. We will itemize an estimate before you list.

Can I sell and buy at the same time?

Yes. We plan the timeline together, including contingencies and temporary housing if needed, so one move supports the other.
